I sincerely believe that you need to simplify your ad to grab eyeballs. Just something like vacancy available in 3 bed room house in Manchester, close to bus stand and the expected rent. Your ad has too much info and may drive away people. Many might be hesitant to approach seeing that it is an individual house. Just keep only necessary info and you can explain rest over the phone or in if possible in person. Get people to see your place first and if people like the house, they will surely go for it.
