What is the point of buying a property if you are planning on leaving in 5 years? If you are going to finance it your payments will basically be paying for the interest rate. Property taxes in CT are high esp if you are looking to buy in a good school district. Finally there is no guarantee what your investment will be worth in 5 years with the uncertainty in the market. Unless you plan to use it as a long term investment by renting it out, it seems pointless to me. Also, you requirements are ridiculous, imo
