It is worth paying 20% in US. This helps not paying PMI which is a good amount ! conditional sell does not work most of the time well.. reason being Indian property market is not good. Not much buyers ! You cannot keep waiting for sell one and buy another; usually that does not work well ! Most possible one is, Buy in US and when you sell indian properly, you can bring that money and pay some more OR Wait for India property to sell; not sure how long that will take !
