Hi..I understand your pain of rent considering the lease as well but just think from different angle that why a guy will stay with so many restrictions you gonna imposed on him... The best way is whenever you get response from someone accept that and if you have some issues you can have conversation in a friendly manner once he started living you. everyone understand others feelings if things are said in a friendly way
